DD and her bf came over this morning and while she was otherwise occupied, her bf told me he was proposing to her today.....in our house, bc she wanted her mom to be present! So he did.....he got down on one knee in the living room and told her how much he loves her, and asked her to marry him. She said yes and he put a beautiful 1.2 carat diamond ring on her finger. She was crying for an hour, she was so happy. They want to plan a wedding for next fall. So I have plenty of time to make the bouquet! 😁

NHWM I've never made a jewelry bouquet before but I've made lots of other jewelry projects. I'll look it up online first for pointers. Yes, anyone can officiate a wedding here. Chuck is officiating a wedding between 2 women that worked for him next summer. I'm sure he'll wear his entire kilt get up and roast his hazelnuts off 😂🤣😃

Sendhelp......my insurance agent told me personally I'm not covered under my policy for my issues w the hot water heater or any other appliance type equipment, or the outside pipe that's on my property. I also have a retaining wall that's 5 feet high and very long in my back yard that needed to be rebuilt to the tune of $9500 in 2018. That wasn't covered either, but my roof replacement due to hail damage WAS. And that was $27,500.00 in 2013. As far as pretending not to know about the proposal, "I've had the champagne and flutes here for a while now since we all knew she picked out a ring 2 months ago."

If you have a Homeowner's Umbrella Policy, call them back and speak to the insurance agent's manager or secretary.

Have you made a wedding bouquet before? Your daughter will be so beautiful walking down the aisle on her wedding day!

My youngest daughter was telling me that a couple can have a self officiated wedding in Colorado if they choose or that you can even have your dog be a witness at your wedding! LOL 😆

Great News!
Reminds me of a few episodes on Madame Secretary when her daughter became engaged. It gets very complicated, especially when you know ahead of time but the couple has not told you yet, and you have to pretend not to know. At least that is how it was played out on the T.V. series.

So nice your ex is a friend in co-parenting!

Thanks cx. My ex called me yesterday to let me know my DDs bf is proposing to her this weekend! He was at their apartment for lunch and the bf told him, and asked for his blessing. So Chuck is at the liquor store right now buying a bottle of Dom Perignon champagne. I have 2 Waterford champagne flutes I've been saving to go along with the Dom so when they come over to show us her ring, we'll have their gift ready. 😁

Hope, the water line on a residents property is not covered by the city or by insurance unless a rider was purchased. Nor is a 20 yr old hot water heater. I checked with my agent on both.

That’s an enormous amount of money for repairs. So sorry that you have these additional expenses right now on top of everything else.

Trees are beautiful but as you pointed out, they can cause problems for us.

There are continuous lawsuits between neighbors when trees are planted too close to a neighbor’s property.

Sometimes the roots will destroy a neighbor’s driveway. The neighbor sues. Sometimes the larger branches fall onto the neighbor’s rooftops and creates damage.

The neighbors battle out their differences in court to determine who is at fault and who is responsible for the repair bills.

Wow, Lea, so sorry to hear about these home repair issues - I'm sure it's very aggravating. Are you positive that the hot water heater replacement isn't covered by insurance? Depending on the specifics (and of course, the policy), there are instances that it can be covered in a claim. I don't really know a lot about property damage for houses, but I would think that a main water line would be the responsibility of the city - I may be wrong, but, would it be worthwhile to check with the insurance agent for sure?

So I looked at my water bill online on Tues and it was $218 as opposed to $58 last month! Chuck called Denver Water and they sent someone out. We have a leak in the main water line running from the water meter to the house, which has to be replaced in its entirety to the tune of $6100 (not covered by insurance of course). It's buried 5 feet underground and leaking 3/4 of a gallon of water per minute! We called the plumbing company Chucks son used last year and they're outside now doing the work with an excavator machine and 3 men. 😑 Between this and the hot water heater, I'm petrified to think what's next. The tree on our front lawn probably caused the break, from large roots, so thats likely going to need to come out next. This house is turning into the black hole of expenses.
