Mine has no such requirement. We have four golf courses. The golfers have memberships and can play all of them.

This is a question you ask the director when you go to look at these places. Like the others, I would say its members only. You do not have to pay for something you will not use.

No, not "typically". But many do.
Every ALF in the world has differences. It is up to you to decide what's a good fit! If you would like help then such companies as A Place for Mom may be useful. You will tell them your assets and your requirements and they will look in your area for the best fit for what you DO WANT.

It really depends on what’s required in the hoa.

At the ccrc that dh works for, everyone is charged for maintaining the warm water pool, jacuzzi and sauna. Same with the bocce court, the putting area and the bridge hall regardless of whether they use them themselves.

If you do not want to pay for golf, look for hoa communities that don’t have golf or that don’t require everyone to pay.
